District 7 (Phu My Hung) Guide: Rent, Schools, Flooding

A two-bedroom in the District 7 area was listed at 9 million to 23 million VND a month in October 2026. For a one-bedroom, listings average 7.5 to 13 million VND, and the area range is VND 9,000,000 to 16,000,000 first-hand. The area is now four wards: Tan Thuan, Phu Thuan, Tan My and Tan Hung.

Phu My Hung is 25 minutes from the city centre by car. Metro line 1 has 14 stations from Ben Thanh to Suoi Tien Bus Station, and none is named for Phu My Hung.

Rent in Phu My Hung by apartment size

Two sources, two bases. Area-wide ranges come from statistics compiled in January 2026. Project figures are the average asking price of live listings at named projects in October 2026. The table is the area view.

The Thuecanho123 listing site averages District 7 at 7.5 to 13 million VND for a one-bedroom and 8.5 to 18 million for a two-bedroom. A three-bedroom averages 13 to 27.5 million. It says a two-bedroom starts from 8.5 million VND a month.

Rent by project: October 2026 listings

This is the project view. Thuecanho123 publishes average asking prices by project, and a project figure is one building, not the area. Rents a month for one, two and three bedrooms, in VND, are:

• Sunrise City: 9 to 11 million, 12 to 15 million, 17 to 23 million.
• The Golden Star: 9.5 to 12 million, 11.5 to 15 million, 13 to 17 million.
• Midtown Phu My Hung: 12.5 to 13 million, 15 to 18 million, 20 to 27.5 million.
• Eco Green Sai Gon: 9 to 13 million, 11 to 14 million, 13 to 16 million.
• Q7 Saigon Riverside: 5 to 8 million, 7 to 15 million, 10 to 18 million.
• M-One Nam Sai Gon: 8 to 11 million, 10 to 13.5 million, 13 to 16 million.

These are averages of asking prices, not contracts. Single listings on the same page show the spread, by flat size.

Flat size does not set the price on its own. A 75 m2 two-bedroom at 9 million VND and a 56 m2 two-bedroom at 14 million VND sat on the same page.

The four wards of former District 7

District names no longer exist as units, but listings use the new ward. Tan Thuan merged the former Binh Thuan, Tan Thuan Dong and Tan Thuan Tay wards. Tan My merged the former Tan Phu ward of District 7 with the rest of Phu My ward.

Tan Hung merged the former Tan Phong, Tan Quy, Tan Kieng and Tan Hung wards. Phu Thuan merged the former Phu Thuan ward with part of Phu My ward. The address format guide shows how to write them.

Schools

Saigon South International School is at 78 Nguyen Duc Canh Street in Tan Hung ward. Renaissance International School Saigon (RISS) is at 74 Nguyen Thi Thap Street in Tan Thuan ward.

At SSIS, families pay for personal supplies, lunch, uniforms, AP and IB exam fees and the school bus.

Two more registered schools are in Binh Hung. BVIS HCMC is at 44-46 Street 1, with Year 1 at VND 489,400,000. The ABC International School’s Trung Son campus is at 152-158 Street No. 1. The international schools guide has the fees and application costs.

FV Hospital and healthcare

FV Hospital is at 6 Nguyen Luong Bang Street in the Phu My Hung urban area, Tan My ward. Its accident and emergency service operates 24/7. FV’s ambulance hotline is (028) 35 11 35 00.

For internal medicine and paediatric admissions FV requires a minimum deposit equal to the average cost of a three-day stay. FV has direct billing agreements with over 100 insurance providers. It accepts Vietnam’s social health insurance.

Supermarkets

LOTTE Mart Tan Hung is at 469 Nguyen Huu Tho Street, open 7:30 to 22:00 on Tuesday 13 October 2026, per Google Maps. Annam Gourmet has shops at Riverpark Premier, 64-70 Nguyen Duc Canh Street, and at The Ascentia, 73 Nguyen Luong Bang Street. A third is at 31 Dang Duc Thuat Street.

Getting to the centre

Phu My Hung is 25 minutes from the centre by car, by car. Buses on 134 routes are free from 1 July to 31 December 2026. From 1 October passengers verify with an ID card, VNeID, a bank card, an e-wallet or the MultiGo app.

A GrabCar 4-seater costs VND 28,473 for the first 2 km, then VND 9,818 per km. A Xanh SM car costs VND 30,500 for the first 2 km, then VND 15,200 per km to km 12. The getting around guide and the fares comparison cover buses, surcharges and foreign cards.

Flooding and tides

From the start of 2025 to 20 November 2025 the city logged 75 days of tide above alert level 1. The Department of Construction named Tan Thuan, Tan My and Phu Thuan wards among the riverside, low-lying areas most affected.

Its list of 12 flooded points, 0.1-0.3 m deep, includes Tran Xuan Soan, Huynh Tan Phat, Le Van Luong, Pham Huu Lau and Nguyen Binh.

Tien Phong’s December 2025 report places three of them in Phu My Hung wards. Tran Xuan Soan is in Tan Thuan ward, Pham Huu Lau in Tan My ward and Huynh Tan Phat in Phu Thuan ward. Le Van Luong and Nguyen Binh are placed in Nha Be commune, outside these wards.

From 20 to 25 October 2025 floods were also recorded on Tran Xuan Soan and Huynh Tan Phat streets.

The tide season in the south runs from the 8th to the 12th lunar month. This year’s peak is forecast at Phu An station for 27-29 October.

Deposit, electricity and internet

Deposits are usually 1-2 months, typically 2 months’ rent. A landlord who charges a tenant more than the regulated electricity price faces a fine of 20 million to 30 million VND. FPT’s September 2026 page lists Internet GIGA at VND 195,000 a month with 300 Mbps. The cost of living guide adds water, food and transport.
