What the two districts are called now

The district level stopped operating on 1 July 2025. The city now has 168 commune-level units: 113 wards, 54 communes and 1 special zone. Rent tables still say District 2 and District 7, so match them to the ward:

  • The former Thao Dien ward was merged into the new An Khanh ward.
  • The former Tan Phu ward of District 7 and the rest of Phu My ward became Tan My ward.
  • The former Binh Thuan, Tan Thuan Dong and Tan Thuan Tay wards became Tan Thuan ward.

FV Hospital is listed in the Phu My Hung urban area, Tan My ward. The address format guide shows how to write the new address.

Rent compared

Two sources, two bases. Area-wide figures come from statistics compiled in January 2026. Project figures are the average asking price of live listings at named projects in October 2026. A project figure such as Masteri Thao Dien is one building, not the whole area.

A one-bedroom averages about VND 17,000,000 in Thao Dien, roughly 13% above the city median. In Phu My Hung it averages about VND 15,000,000, close to the city median. Together these put the median near VND 15,000,000.

Size, per month Thao Dien Phu My Hung
1-bed, first-hand VND 10,000,000 to 18,000,000 VND 9,000,000 to 16,000,000
1-bed, second-hand VND 12,000,000 to 22,000,000 VND 11,000,000 to 19,000,000
2-bed, second-hand VND 20,000,000 to 34,000,000 VND 18,000,000 to 31,000,000
3-bed, second-hand VND 30,000,000 to 52,000,000 VND 29,000,000 to 50,000,000

First-hand contracts come straight from the landlord or housing company. Second-hand contracts are sublets and usually cost more. The table is the area view, dated January 2026.

The listing view, October 2026: District 7 averages VND 7.5-13 million for a one-bedroom. In Thao Dien, Masteri Thao Dien runs VND 8-12 million and The Sun Avenue VND 7-10 million. Use the table to judge the area and the project figure to test one building’s price.

Deposits are usually 1-2 months, with a typical deposit of 2 months’ rent. The renting guide covers the contract and the scams to avoid.

Flooding on both sides

At a briefing on 20 November 2025 the City Department of Construction named the areas the tides hit hardest. The list includes An Khanh ward, where Thao Dien now sits, and Tan Thuan, Tan My and Phu Thuan wards, the former District 7.

From the start of 2025 to 20 November the tide passed alert level 1 on 75 days. The peak came on 6 November, at 1.77 m on Phu An station.

The department also counted 23 streets that flood regularly when the tide passes the alert level. Twelve are in the former city area, flooded 0.1-0.3 m deep, among them Nguyen Van Huong, Vo Nguyen Giap, Mai Chi Tho, Tran Xuan Soan and Huynh Tan Phat.

Tien Phong’s December 2025 report places some of these streets by ward. Tran Xuan Soan is in Tan Thuan ward, Pham Huu Lau in Tan My ward and Huynh Tan Phat in Phu Thuan ward. Le Van Luong, Dao Su Tich and Nguyen Binh are placed in Nha Be commune, outside the Phu My Hung wards.

Nguyen Van Huong Street is where BIS HCMC’s secondary campus sits in An Khanh ward. RISS is in Tan Thuan ward and FV Hospital in Tan My ward, both named by the department.

The tide season in the south runs from the 8th to the 12th lunar month. This year’s peak is forecast at Phu An station for 27-29 October, at 1.70-1.75 m, 0.10-0.15 m above alert level III. The city told ward authorities to review vulnerable areas, especially places that flooded deeply before.

Choose Thao Dien if

  • You want a metro line 1 station: Thao Dien and An Phu are on the line.
  • You want the expat-hub setting, with western restaurants and villas.
  • You want the shorter drive: 20 minutes by car.

Choose Phu My Hung if

  • You want a planned township with malls and clean streets.
  • You want a lower average one-bedroom rent: about VND 15,000,000 against about VND 17,000,000.
